As a full service REALTOR® I know how to handle every aspect of the real estate transaction, when marketing and selling a property there are typically over 100 tasks from research steps and procedures, through to the process and review stages.
Pre Listing tasks
This includes setting up an appointment to meet with you, researching the property through historical searches, city and tax assessments, and title searches along with comparing properties including active, pending, sold and expired properties. Once the research is complete the information is then compiled in a professional comparative market analysis to review with you to assist with the pricing strategy.
Listing Appointment tasks
At this point I meet with you, the client, this is a free no obligations meeting where I present the comparative market analysis I have prepared specifically for you and your property. I review my credentials and discuss your goals and expectations. Present my pricing and marketing strategies which include the use of the MLS® system, various websites and online marketing, print advertising and social media with the goal of giving your property maximum exposure, designed to attract the market we are targeting. Review the property and provide advice on improvements that will make the property more saleable, the first impression is critical and finally review of the listing agreement, its terms and conditions and the various types of agency.
Listed property tasks
Great skill and care needs to be taken in this area, this includes reconfirming details on the property such as encumbrances on title, equity positions and ordering condo documents (in the case where the property is a condominium). Measuring the property, taking pictures of the property, installing a lockbox and reviewing with you the details of how showings will be handled and organizing the for sale sign on the lawn. Load the listing onto the MLS® system and ensure the information is accurate, preparing and executing print, online and social media advertising, preparing and delivering feature sheets to the property, facilitate showings and attempting to obtain feedback from Buyers along with consistently review comparables to determine if changes to the listing will accelerate the sale.
Offer and follow up tasks
By far the most exciting and most emotional phase, my goal here is to assist you through the offer, discuss terms and conditions and ultimately negotiate the best possible terms and sale price this is in your best interest. Following that during the conditional period of the transaction I facilitate times for property inspections and appraiseal if required leading to up to receiving the written notice that your property is sold. Throughout the transaction I ensure the contract is property executed and conveyed to the other REALTOR®, the brokerage, the mortgage lender and the lawyers. Report the sale on the MLS® and prepare and execute the possession with you and your lawyer. My service does not end there, should something come up afterwards I attempt to resolve or clarify any conflicts that may arise and provide additional information as required.
